Air Conditioning in Summerstrand, Gqeberha
Beachfront apartments, student accommodation and guest houses - where salt air decides how long your equipment lasts.
What we see on the ground here
Summerstrand is the most corrosive environment we work in, and it is not close.
Properties here sit directly in the path of salt-laden onshore wind. An uncoated condenser coil mounted on an exposed balcony or rooftop can lose a meaningful share of its heat-rejection capacity within a few seasons, long before anything actually fails. The owner experiences it as gradually worse cooling and a creeping electricity bill, and usually blames the unit.
The property mix adds its own constraints. Sectional-title apartments mean body corporate rules about where condensers may be mounted and what may be visible from outside. Guest houses and holiday lets near the Boardwalk and Hobie Beach need systems that survive constant guest misuse and get serviced between seasons. And the student accommodation around the Nelson Mandela University campus runs hard during term and sits idle over the holidays.
Coastal specification: within sight of the sea we strongly recommend coated condenser coils, stainless or galvanised mounting brackets, and twice-yearly condenser washing. The cost difference at installation is small. The difference in service life is measured in years.

Asked locally
How long will an air conditioner last in Summerstrand?
With coated coils and twice-yearly cleaning, a good inverter unit should give you many years of solid service. Without those, units this close to the sea commonly degrade noticeably within three to five years as the condenser fins corrode. The equipment is rarely the variable - the specification and the maintenance are.
Can you install in a sectional title apartment?
Yes, and we are used to working within body corporate rules. Most complexes have requirements about where outdoor units may be mounted, what is visible from the street or sea side, and how pipework may be routed. Get us the rules before the site visit and we will design the installation to comply rather than having it rejected afterwards.
Do you service holiday lets between bookings?
Yes. Short-let and guest house properties are ideal candidates for a scheduled maintenance agreement - we service between seasons so units are clean, quiet and working before guests arrive rather than during their stay.

The most corrosive environment we work in
Nothing else in the metro compares. Summerstrand sits directly in the path of salt-laden onshore wind, and uncoated aluminium fins bonded to copper tubing is close to a textbook galvanic corrosion setup once salt and moisture arrive.
What we see in practice: visible fin degradation within two to three years on exposed positions, and meaningful capacity loss by year four or five. Nothing breaks. The unit simply delivers less cooling for more electricity, and the owner blames the equipment.
Coastal specification, item by item
| Item | Standard spec | What we recommend here |
|---|---|---|
| Condenser coil | Bare aluminium fin | Factory epoxy or hydrophilic coated coil |
| Mounting hardware | Painted mild steel | Stainless or heavy galvanised |
| Service interval | Annual | Twice yearly minimum, quarterly if fully exposed |
| Position | Wherever is convenient | Leeward elevation or screened, with real airflow |
Do not box the condenser in to protect it. An enclosure that blocks airflow swaps corrosion failure for overheating failure. Screening has to be designed to break direct spray while still allowing the unit to breathe.
Sectional title and body corporate rules
Most Summerstrand apartment blocks have rules about where outdoor units may be mounted, what may be visible from the street or sea side, and how pipework may be routed. Get those rules to us before the site visit and we will design a compliant installation. It is considerably cheaper than relocating one that has been objected to after the fact.
Student accommodation and holiday lets
The area around Nelson Mandela University runs hard during term and sits idle over holidays. Short-let and guest house properties near the Boardwalk and Hobie Beach have the same seasonal profile with less tolerance for failure.
Both are strong candidates for a scheduled maintenance agreement timed to the calendar: service between seasons, so units are clean and tested before occupancy rather than failing during it. A system that has stood unused for months is exactly the one that fails on the first full weekend.
