Air Conditioning in St Francis Bay
Thatch roofs, canal homes and strict architectural guidelines - where the installation has to be invisible as well as effective.
What we see on the ground here
St Francis Bay is the most design-constrained place we work.
The village's architectural character - white walls, black thatch, tightly controlled aesthetics - means an outdoor unit bolted to a visible elevation is simply not acceptable, and in many cases not permitted. Equipment placement has to be planned around sight lines, screening and estate guidelines before anything else is decided.
Thatch adds a genuine technical dimension too. Thatched roofs behave very differently to tiled ones thermally, there is often no conventional ceiling void to conceal ducting or indoor units, and anything involving heat or electrical work near thatch has to be approached with appropriate care. These are not jobs to hand to an installer who has not worked with thatch before.
Add heavy salt exposure and long periods of seasonal vacancy, and the result is a town where both specification and placement need real thought.
Thatch and heritage properties: we plan equipment positions, pipe routes and screening with you before committing to anything. On estates with architectural guidelines, get us the requirements up front - it is far easier to design a compliant installation than to relocate one that has been objected to.

Asked locally
Can you install air conditioning in a thatch-roofed home?
Yes, with appropriate care. Thatch properties often have no conventional ceiling void, so we look at high wall units, concealed units within bulkheads or cupboards, or floor-standing options depending on the layout. Electrical work and penetrations near thatch need particular attention, and we plan the route before drilling anything.
Can the outdoor unit be hidden?
Almost always. We use screened positions, service courtyards, purpose-built enclosures and careful placement to keep condensers out of sight lines. The only constraint is that the unit still needs genuine airflow around it - a condenser boxed into a sealed enclosure will overheat, lose capacity and fail early, so screening has to be designed rather than improvised.
Our house stands empty for months. What should we do?
Have it serviced before you arrive for the season rather than after. Systems that stand unused develop their own problems - dried-out drain traps, seized fan bearings, insects in the outdoor unit - and these surface the first time the system runs hard. A pre-arrival service turns that into a scheduled visit instead of an emergency.

The most design-constrained work we do
St Francis Bay's architectural character - white walls, black thatch, tightly controlled aesthetics - means an outdoor unit on a visible elevation is often not merely unwelcome but not permitted. Equipment placement has to be resolved before anything else is decided.
Thatch: a genuine technical problem, not just a look
Thatched roofs behave very differently to tiled ones, and they change what is possible:
- Often no conventional ceiling void, so concealed ducted units and cassettes are frequently ruled out. High wall units, units concealed within bulkheads or cupboards, and floor-standing consoles become the realistic options.
- Electrical work near thatch requires particular care in routing, containment and termination.
- Penetrations must be planned and properly sealed, because a poorly made penetration into thatch is both a weather and a fire consideration.
- Thermal behaviour differs from tile, which affects the load calculation.
This is not work to hand to an installer who has not dealt with thatch before.
Hiding the condenser without strangling it
Almost every condenser here can be kept out of sight using screened positions, service courtyards, purpose-built enclosures or careful placement. The one constraint is non-negotiable: the unit still needs genuine airflow across the coil and clearance for service access.
A condenser sealed into an enclosure will overheat, lose capacity and fail early. Screening has to be designed - louvred, open-backed, with adequate free area - not improvised with a solid box. We would rather propose a different position than build something that looks right and kills the equipment.
Canal properties and estate guidelines
Canal homes add humidity and salt to the picture, and most estates have architectural guidelines covering anything externally visible. Get those guidelines to us before the site visit. Designing a compliant installation from the start is straightforward; relocating one that has been objected to is not.
Long vacancy, short occupancy
Many properties here stand empty for months then run hard over holidays. The failure modes are the same as Jeffreys Bay - dried drain traps, seized bearings, insects in outdoor units, flat capacitors - and the answer is the same: service before you arrive for the season rather than after something fails during it.
We can hold keys arrangements with your caretaker or managing agent so the visit happens without you needing to be in town.
Booking a visit in St Francis Bay
Tell us the suburb, the type of property and what the system is doing. If it is a quote we will arrange a site visit, free and with no call-out fee. If something has broken, call or WhatsApp rather than using the form - it reaches us faster and we can usually tell you over the phone whether it is urgent.
Useful before you call: our size calculator if you are planning an installation, the running cost calculator if you are comparing options, and the troubleshooter if something is misbehaving.
We cover installation, servicing, repairs, ducting and cold rooms across this area. See all services or read more about how we install and size systems.
